We run properties for owners who have handed us the keys. It isn't a plan for next year — it's what we do every week, in Naples and beyond it.

You bring the flat. The rest is our trade.

Listings

We open and keep your listings on Booking, Airbnb and the rest: copy, calendars, availability, replies to reviews.

Pricing

We set the rates and move them, season by season, watching what happens around the building.

Guests

We answer the messages — before, during and after — and we handle the arrival and the keys.

Photography

We shoot it ourselves. The photographs are the first reason a listing gets opened instead of scrolled past.

Cleaning and turnaround

Our own teams, trained by us. The same standard in every room, and a check on every departure — not a sample.

Linen

Changes and stock handled by us: sheets and towels ready before the guest arrives, without you counting anything.

Coordination and accounts

The calendar of arrivals and departures, the city tourist tax, and a record of what was done and when.

Getting started

If the flat isn't a guest house yet, we take it as far as the first booking: everything needed to open, and then to keep it running.

How it works

From a flat that earns nothing to one that does, in four steps.

The analysis

You send us a couple of lines about the flat. We work out what it could earn and under which model. If it isn't worth it, we say so.

The model

We put in writing what kind of agreement it is: rental, partnership or management. Every line settled before anything starts.

Getting it open

Paperwork, furnishing, photographs, listings, pricing. From an empty flat to the first booking, we do it.

The income

You're paid every month, and every month you know what was done. No tenant on a multi-year contract: the flat stays yours and available.

The three models

Three ways of making the deal.

Two things change: who carries the risk, and how the money is split. The work itself is ours in all three.

  • A fixed rent every month, agreed in advance.
  • The business risk is entirely ours: if the place does badly, that's our problem.
  • If the flat needs work, we pay for the refurbishment.
  • You run nothing and you put up nothing.

A commission of 20% to 30% of gross, depending on the flat and the work it needs.

Case studies

Three flats, three different deals.

Across the flats we run, short lets earn on average 40% more than a traditional tenancy. These are the three cases that figure comes from, with nobody named.

A flat that earned nothing, rebuilt at our expense.

We took it on a long lease when it was in a poor state and rebuilt it: a hundred thousand euros of work, all of it ours. The owner receives a fixed sum every month and never put up a euro.

The business risk sits entirely with BruGal. That is the point of this model: if the venture fails, it fails for us.

It was about to be tied to six hundred euros a month.

The owner was one step from a long-term contract. We moved the flat onto short lets, splitting costs and profits in half: today it earns around 80% more than that rent would have brought, with no arrears and the flat kept in order.

An investor who couldn't keep up with the mountains.

He had refurbished a flat to build its value and couldn't run it from a distance. He handed us the whole operation: the takings stay his, we take a 30% commission on gross and handle everything else.

Nothing put up by us, no share of the property: the running of it, and that's all.
